Wild boar attacks and injures 4 people in Berlin

(AP) ? Berlin authorities say they shot and killed a 120 kilogram (265-pound) wild boar after it attacked and injured four people including a police officer in a residential neighborhood.

Police said Tuesday the boar bit a 74-year-old man on the back and leg, and knocked a 74-year-old woman to the ground and injured her hip on Monday afternoon in the Charlottenburg area of the capital. It also bit a 24-year-old woman before she climbed aboard a parked car to safety. All three were treated in a hospital.

Police say when a police officer arrived, the boar attacked him and cut his leg before he pulled his gun and killed the animal with "multiple shots."

Wild boars are relatively common in green Berlin, though rarely cause problems beyond digging up gardens.

Genuine estate law: Not for you?

Genuine estate is indeed one of the safest investments and a lot of people use actual estate as an investment avenue. True estate law is not the forte of genuine estate attorneys and real estate agents only. Each true estate investor ought to realize at least the fundamentals of real estate law. In fact, a brief course or a concise book on true estate law can often be of wonderful assist (and is normally adequate for understanding the basics of real estate law).

What you need to have to recognize is the real estate law with respect to the legal procedures that you need to have to follow for making certain a smooth transfer of title to the home you acquire/sell and other related procedures. You require to recognize the fee structure (e.g. stamp duty, etc) that you need to have to take care of as per actual estate law. You can also realize the classification of properties and how the standard genuine estate law applies to them. How the commercial and residential properties are treated differently by the genuine estate law. The tax laws with respect to real estate are one particular of the factors that would be of most interest to you. So, your study on true estate law must also cover all the elements connected to taxes. How mortgages are treated in the viewpoint of genuine estate law is one more thing that you must know about. Then once again, the true estate law with respect to tenancy should also be well understood by people who wish to rent out their house.

Nonetheless, you ought to not overdo that i.e. you really should not begin becoming hysterical about studying real estate law (lest you end up wasting a lot of time in trying to learn every little thing about true estate law and be left with no time to evaluate your real estate investment). Leave the intricacies of genuine estate law with the true estate attorneys (and to some extent real estate brokers who also are taught genuine estate law as component of their course for obtaining broker license).

Understanding the various legal terms referred to in actual estate laws can support you in not only enhancing your understanding of true estate but also assist in producing your conversations with real estate attorneys/agents actually fruitful. Also, genuine estate laws (specifically the tax associated actual estate laws) can undergo a modify over a period of time, so you require to keep a tab on such adjustments. Any large modifications will anyhow appear prominently in news and you will get to know of them anyhow.

So realizing a little bit of genuine estate law can actually be valuable (and is, in fact, vital). tempe az real estate tempe homes for sale

Congressman's son leaves campaign after video catches voter-fraud plan

ARLINGTON, Va. (AP) ? The son of Democratic congressman Jim Moran of Virginia has resigned from his father's campaign after an undercover video shows him discussing a plan to cast fraudulent ballots.

Patrick Moran had been a field director for his father's campaign. He said Wednesday he didn't take the man seriously and humored him, adding that he should have walked away.

An organization led by activist James O'Keefe, Project Veritas, released a video showing an undercover operative pitching a voter-fraud plan to Patrick Moran. The plan called for casting ballots in the names of 100 voters who were registered but rarely voted.

In the video, Patrick Moran expresses doubts about the plan but eventually tells the undercover volunteer to "look into it."

Jim Moran's campaign office calls the incident an error in judgment.

300 potential abuse victims emerge in BBC scandal

LONDON (AP) ? The scale of the child sex abuse scandal engulfing the BBC expanded on Thursday as authorities announced that 300 potential victims had come forward with accusations against one of the broadcaster's most popular children's entertainers and that others might have acted with him.

The scandal swirling around one of Britain's most respected news organizations also prompted a spirited defense from New York Times chairman and publisher Arthur Sulzberger Jr. of the paper's incoming CEO, the former top executive of the BBC.

In a letter to staff, Sulzberger said he was satisfied that Mark Thompson, who was the BBC's director general until last month, had no role in the decision to scrap an investigative segment about the abuse allegations against the late Jimmy Savile.

The well-known children's TV and radio host is accused of using his fame to coerce teens into having sex with him in his car, his camper and even in dressing rooms on BBC premises.

Police Commander Peter Spindler, head of the Scotland Yard inquiry into the scandal, said Thursday that 300 potential victims had come forward so far and even more were expected to contact authorities. He said all but two of the cases involved girls and that detectives had interviewed 130 people.

The police commander acknowledged he had been stunned by the volume of abuse allegations reported to his team of 30 officers in the three weeks since accusations about Savile's activities first came to public attention.

"It is quite staggering, the number of women ... and this is primarily women; we have only got two men in the system so far," Spindler said.

Spindler said Savile, who died last October at age 84, was "undoubtedly" one of the worst sex offenders in recent British history.

Since the allegations aired on British television this month, London police have received three times the usual number of calls about allegations of past sexual abuse. "I have no doubt that we are in a watershed moment for child abuse investigations," Spindler said.

Previously feted for his charity work at hospitals and homes for children, Savile is alleged to have deliberately supported such causes to target troubled youths whose credibility would be questioned if they reported the alleged sexual abuse.

Spindler said that although the majority of cases related to Savile alone, some involved the entertainer and other, unidentified suspects. In addition, some potential victims who reported abuse by Savile also told police about separate allegations against unidentified men that did not involve the BBC host.

He confirmed that police could seek to prosecute any suspects who are still living but said no one has been arrested or questioned so far.

Spindler also revealed that a retired London police officer had contacted Scotland Yard to report that he investigated Savile in the 1980s after a young woman accused him of assaulting her inside his trailer while it was parked on BBC premises. The ex-officer said there hadn't been sufficient evidence to prosecute Savile at the time, Spindler said.

Police have also discovered that a woman contacted Scotland Yard in 2003 to allege that Savile had touched her inappropriately in the 1970s but did not seek to press charges. In addition, authorities acknowledged that Savile was questioned in 2007 over an allegation tied to a school in Surrey but prosecutors declined to bring charges.

The Savile scandal has rocked the BBC and prompted disbelief that the TV host's crimes could have gone unnoticed or unreported by colleagues or managers.

Thompson, the incoming New York Times CEO, who was BBC director-general from 2004 until last month, is among those facing questions from lawmakers. Thompson has insisted he never met Savile, was unaware of rumors about his behavior and had little knowledge of the expose that was canceled late last year just as other BBC divisions were planning tributes to the late entertainer.

In his letter to Times staff, Sulzberger said Thompson had thoroughly explained his handling of the issue.

"Mark has provided a detailed account of that matter, and I am satisfied that he played no role in the cancellation of the segment," Sulzberger wrote.

"Our opinion was then and remains now that he possesses high ethical standards and is the ideal person to lead our company," the letter said.

For almost 20 years, Savile made children's dreams come true on a popular TV show, "Jim'll Fix It." He was also the original host of the music program "Top of the Pops," which ran from 1964 to 2006, featuring performances by everyone from The Rolling Stones to the Sex Pistols.

Savile championed a host of good causes, frequently running marathons to raise money. He helped to collect millions for the creation of a national spinal injuries center at Stoke Mandeville Hospital in southern England and bequeathed money for a heart unit at Leeds infirmary called the Savile Institute.

He was knighted by Queen Elizabeth II for services to charity and entertainment and received a papal knighthood from the Vatican. Prince Charles was among those who paid tribute when Savile died last year.

Clearer picture of how assassin bugs evolved: Entomologists reconstruct the evolutionary history

ScienceDaily (Oct. 25, 2012) ? Assassin bugs, so named because these insects lie in ambush for prey that they attack with speed and precision, are found all over the world. Nearly 140 species of these bugs are blood-sucking; because they can bite humans around the mouth, they are also called kissing bugs. All kissing bugs can spread Chagas disease, a neglected tropical disease that imposes an economic burden on society.

Surprising, then, that scientists' understanding of the evolutionary history of assassin bugs is riddled with difficulty. The data are incomplete. Fossils, which exist for only a few groups of assassin bugs, are young, providing only patchy information on how these bugs evolved.

Now entomologists at the University of California, Riverside have produced a clearer snapshot of the entire evolutionary history of assassin bugs by integrating molecular, paleontological, behavioral and ecological data into their analyses. The result of their painstaking work is a new phylogeny -- the representation of the evolutionary relationships between species -- for assassin bugs. It includes the most number of assassin bugs to date and represents the most number of subfamilies.

"We can now zoom in on specific groups within the phylogeny to examine specific aspects of the evolution of that group," said Christiane Weirauch, an associate professor of entomology who reconstructed the assassin bug phylogeny with her Ph.D. graduate student Wei Song Hwang. "Our phylogeny significantly improves our knowledge about relationships within assassin bugs and will guide future research work in understanding how some of the interesting prey specialization behaviors and prey capture techniques have evolved."

Study results appeared last month in PLoS ONE.

"One significant improvement is the addition of several assassin bug species from the subfamily Reduviinae, the second largest subfamily of assassin bugs," said Hwang, the first author of the research paper. "Previous phylogenies have a very limited representation of Reduviinae, which means the overall interpretation of the phylogeny is of limited value."

Assassin bugs are estimated to have originated during the Middle Jurassic (~178 million years ago), making them a relatively old group of insects. They diversified significantly in the Late Cretaceous (~97 million years ago); indeed, nearly 90 percent of the existing species diversity we see today in assassin bugs started to diversify from this time onwards. The cause of this diversification remains unknown.

Blood-feeding kissing bugs

Weirauch and Hwang also determined that kissing bugs originated just 27-32 million years ago, the previous estimate being 107 million years ago. Mostly found in Central and South America, these bugs have evolved to feed on vertebrate blood -- lizards, birds, opossums, armadillos, bats, etc., and humans -- and can be found in diverse environments, from the Sonoran desert to the Amazon rainforest.

"The previous estimate of 107 million years ago linked the diversification of kissing bugs with the splitting of South America from Antarctica and provided a longer time-span for kissing bugs to speciate and spread across the continent and adapt," Hwang said. "Our research shows that this is not the case. By including more data and improving estimation methods, our younger estimate of 27-32 million years ago matches the time when the hosts, mainly mammals and birds, were diversifying at a rapid rate in South America."

The researchers caution that as natural environments get altered, more kissing bugs may be seen adapting to new environments and hosts rather than going extinct.

"The colonization of human settlements by wild kissing bugs we are witnessing now is thus likely to increase in intensity as more natural environments are replaced by human activities," Hwang said.

With their comprehensive sampling of assassin bugs and large molecular dataset, Weirauch and Hwang also show that the blood-feeding kissing bugs either have a single origin or two separate but close origins. Until now, the possibility of two separate but close origins of kissing bugs had not been hypothesized nor demonstrated.

"The possibility that there are two separate lineages implies that there will be shared traits among the lineages, but also slight differences we need to be aware of when developing different preventative strategies," Hwang explained. "A single origin, on the other hand, means we can expect common traits shared among all kissing bugs that can be targeted for control or monitoring."

Building the Tree of Life

The current research is part of the scientific endeavor to reconstruct the entire Tree of Life -- the biological concept that all living organisms are related and can be traced back to a single ancestor representing the origin of life on Earth.

"Reconstructing a phylogeny, a framework from which we can infer the evolutionary history of any group of organisms, is thus the first step towards understanding how life evolved, how different species relate to one another, how specific traits evolved over time, and why biodiversity occurs the way it does today," Weirauch said.

The study was financially supported by the Partnership for Enhancing Expertise in Taxonomy (PEET) program of the National Science Foundation, the UCR Department of Entomology, a UCR Graduate Division Dissertation Year Program Award and an American Museum of Natural History Collection Study Grant.

Community Woman ? Metroland

?

?Who would have thought there?d be four places to get cappuccino here,? says Judy Grunberg.

On this rainy October afternoon, Grunberg sits in one of the village of Chatham?s coffee shops looking out of the window. She has lived in the town of Chatham since 1965, after she left Manhattan with her husband and two young children in tow. Observing the buildings lining Main Street, she says, ?Chatham looks pretty much the same, but it?s livelier now.?

Whether fussing with her short, curly head of hair or absently picking miniscule pieces of debris off of the table, she constantly fidgets. Sipping her beverage, she kicks off her Birkenstock-style sandals and settles in, barefoot, to wait for her food.

?We were looking for land. We wanted to have chickens and be self-sufficient,? she recalls. ?You know, that whole urban-to-land movement. I never heard of Columbia County before I moved here.?

Her lunch arrives, and it is a plate the eatery calls an ?adult grilled cheese? sandwich. She chose the twelve-grain bread ?for the fiber,? and in a way, this classic childhood favorite sums Grunberg up quite well.

Slight and energetic, she exudes a youthful quality that belies her actual age (somewhere in her 70s). She is a passionate dreamer with the ability to translate her visions into practical reality. Fun but also pragmatic, like grilled cheese on a sturdy, healthy bread.

Grunberg appears to know almost everyone in the village. Several people greet her as they enter the shop or wave to her from the street. She is a bit of a legend in these parts, for good reason. While raising three sons of her own as well as caring for her stepson, she was the first artistic director of the Columbia Council on the Arts, which brought a series of dance companies to various performance spaces in the area; she was on the board of trustees of the Columbia Land Conservancy; and she was very active in the Chatham school system.

Somewhere during those years she also bought (and still operates) the Blue Plate restaurant, got the local food co-op going, helped to save the Crandell movie theater (a village landmark), opened the Necessary Lines gallery on Main Street, and founded Performance Spaces for the 21st Century (PS/21), which is now in its seventh season.

?I knew her by reputation before meeting her,? says Johnna Murray, the manager of Rewraps, a resale clothing shop owned by Grunberg. ?I started out as customer and sort of never left,? Murray laughs. The revenue of Rewraps helps to subsidize the operating costs of PS/21.

Murray, another New York City transplant, was drawn to the country for the nature and the quiet, but is also heavily involved with theater and performance. She appreciates the performance venues in the area. ?PS/21 is such a wonderful place,? she says. ?I am continually impressed by [Grunberg?s] ability to do so many things.?

PS/21 started out as a shared idea between Grunberg and her husband before his death in 1997. They had discussed a not-for-profit venue for music and dance, in a country setting and envisioned the space as a brand new ?green? building. But when the organization finally opened in 2006, Grunberg says that the economy prevented the actualization of that facility. She found a work-around in what she thought was a temporary solution: a Saddle Span concert tent, an arched structure that Grunberg says that patrons of PS/21 have become very attached to.

?PS/21 is unusual but it just works,? says Susan Davies, the administrative director of PS/21. ?It?s magical and people love it. It allows you to be outside but sheltered, and there is a sense of being uplifted.?

The renowned Parsons Dance troupe performed for PS/21?s first season and have for every season since. This programming high standard was part of Grunberg?s vision, and those who know her don?t expect her to achieve any less.

?If she feels something should and can be done, she?ll stay with it,? says Murray. ?She is persistent. She knows what is needed and having it not happen is not really on her list.?

?

Grunberg is an artist armed with a system. After taking on the position of graphic designer for her slimly-staffed organizations, she realized that she loved the work. ?I liked to make things clear in a visual way,? she says. ?Graphic design is all about decisions and organization. You have a purpose and you have to decide what the priorities are.?

This work method has yielded much success for Grunberg, but so has her desire to create a world filled with things that she enjoys. When she bought the Blue Plate 15 years ago, it was mainly because she liked having it around and didn?t want to see it go after the owners decided to get out of the business. She focuses on the arts because they are important to her and she can?t seem to help but to surround herself with them.

Davies says, ?She loves the arts and understands the importance of them to society and the community. She understands in a very deep way how important art is to the health of a society and a culture.?

Grunberg was an art major in college, but her introduction to the arts began in early childhood. ?Growing up in Manhattan, most of my parents? friends were musicians,? she says. ?I was always around it.? When she relocated to Chatham, she brought the cultural elements that she knew with her.

?Doing the right thing fuels her,? says Murray. ?She genuinely cares about what will work for this community.?

?She is generous financially but also with her time,? says Davies. ?Nothing is above or below her.? Davies recalls how when a dancer needed her costume altered on the day of a PS/21 performance, Grunberg ?sat there and did it.? She also prepares home-cooked meals for the troupe.

When the owner of the Crandell movie theater on Main Street died, he had been working on selling the building to the Chatham Film Club. When he died he left no will. Although his wife wanted to honor her husband?s wishes, she had to sell the theater at a competitive price. Enter Grunberg, who bought the building and then promptly turned the title over to the club.

?Oh, I just helped them,? she says, before quickly changing the subject, eager to brush it off.

?She keeps a low profile about that,? explains Davies. ?She doesn?t want the spotlight to be on her, but on what they?re doing over there instead.?

Grunberg would rather discuss her future plans, like offering workshops for teaching practical skills, such as sewing. She would also like to get back into her art studio to focus on fine art again.? ?You can never have enough activity in the village,? she says.

?She?s a very creative and very generous person,? says Davies. ?We?re very lucky to have her in our community.?

Hankook respond to SUV boom with new tyre | For repair ...

Australia?s decade-long boom in SUV sales has created a huge market for replacement tyres for ?soft-roader? vehicles, according to Hankook Tyre Australia.

Recent sales data shows that year to date SUV sales at the end of September 2012 were 228,395 ? almost one in every four new vehicles sold.
Hankook Tyre Australia has launched a new road-biased SUV tyre intended for use on the growing number of SUVs, which spend the majority of their time on tarmac.

The Hankook Dynapro HT has been designed for improved tread life and fuel saving, while also providing increased traction in wet conditions.

?The large number of road-focused SUVs sold in the last 10 years has created a significant demand for replacement tyres for these vehicles,? said managing director of Hankook Tyre Australia, Paul Park.

?SUV sales in Australia have grown relentlessly over the last 10 years and we expect the boom to continue.?

SUV sales are 28.9% above the number sold in the same period in 2011, and 64.9% above SUV sales in September 2006.

?Most SUVs sold in recent years rarely venture off made roads and the primary qualities many owners are looking for in replacement tyres are, therefore, comfort, stability, tarmac grip and low noise levels.

?The Dynapro HT combines these attributes with long tread life, and low rolling resistance for better fuel economy,? said Paul.

Dynapro HT?s tread pattern features very stiff centre blocks for improved steering response, while the tyre?s case construction is designed for steering stability.

?The tyre?s durability is improved by Hankook?s Stiffness Control Contour Theory which minimises deformation when the tyre heats up and air pressure increases,? said Paul.

Hankook also sells more aggressive models such as Dynapro MT and ATM for drivers in need of better off-road capability.

Build Your Brand to Get Paid Speaking Gigs : @ProBlogger

This guest post is by Valerie Khoo from?www.ValerieKhoo.com

This article is the third of a three-part series on how to build your brand through your blog and get paid for your creative output and expertise. The first two parts were about How to build your brand to get paid to write for magazines and How to build your brand to get a book deal.

Jon Bon Jovi feels it all the time. The cheers, the applause. That feeling that you have an audience right in the palm of your hand while you?re on stage. The confidence that you?re taking them on the highs and lows of a journey with you.

Jon Bon Jovi does it through music. But when you?re speaking to a crowd of captivated listeners, you?re doing it through storytelling. And you?re getting paid for it.

If your blog has given you the opportunity to develop expertise in an area?whether that?s parenting, travel, wine or simply the art of blogging?it might be time to explore the world of paid speaking engagements.

Okay, chances are that you won?t be able to draw a crowd quite as big as Jon can. But even if you only do one or two speaking engagements each month, you might be able to generate more revenue from this than all the effort you put into trying to secure some banner advertising or sponsored posts.

So how do you go from being a humble blogger to rock star speaker?

1. Tell people you?re ?open for business?

It sounds so simple, but this one thing can make a big difference.?People aren?t going to know that you offer your services as a paid speaker unless you actually tell them. Mention it on your blog and customise your bio so it?s clear that you do this.

A few years ago, I decided that I wanted to get paid as speaker. I knew I had a wealth of information I wanted to share but no idea how to approach event organisers to offer my services?particularly as I had no track record as a speaker at the time.

Then I had a chat with Catriona Pollard from Public Relations Sydney,?who successfully secures speaking engagements for many of her clients. She simply said to me: ?You need a ?speaker?s bio? on your blog.?

A speaker?s bio is much like your regular bio except that it also features testimonials from people who have heard you speak, outlines your topics, and showcases your expertise in those subjects. You can check mine out here.

At the same time, I had to order some new business cards. Author and business coach William de Ora from Quantum Publications?told me: ?Put the words ?keynote speaker? on your card.??I felt this was a bold move at the time but I gave it a go.

Within a month of following the advice from both Catriona, I had secured my first paid speaking gig. And I?ve been doing them ever since.

2. Ensure your blog showcases your expertise

If you want to speak about the political unrest in the Middle East, then that?s what you should blog about. If you want to speak about how to raise children, make sure your posts cover these issues. If you want to talk about why Klingon is linguistically superior to Elvish, then your posts should debate the relative merits of both.

This is because you need to position yourself as an expert in your chosen field if you want to get paid to speak. Don?t worry, it?s not vital to have a Masters in Political Science or a PhD in Tolkien to get a speaking gig (although, sometimes, this can?t hurt). But you do need to show that you?re smarter than the average bear on your chosen topic. Your blog is the perfect showcase for this.

3. Identify your speaking topics

Identity two or three specific topics that you can confidently and passionately talk about.

Bad: I can talk about issues surrounding raising children.

Good: My core keynote presentations include:
?How to raise a teenager with depression?
?Successful co-parenting after divorce?

Basically, if someone is looking for a speaker, you want to plant a seed in their minds with a clear topic. Otherwise you end up spending a lot of time discussing a wide range of topics, then have to research and prepare presentations which may be just outside your core area of expertise.

Make sure you feature these keynote topics in your speaker?s bio and ensure that you also create blog posts that point to them.

4. Move from freemium to premium

I suggest cutting your teeth with smaller crowds first?such as your local chambers or commerce, service clubs, or community organisations, so that you can hone your presentation and get over any nerves.

These groups may not have the budget to pay you. However, it may be worth doing a few?free speaking engagements if you?re just getting started.?Think of the ?free? gigs as your beta test: you?ll see which jokes they laugh at and which fall flat, you?ll know the bits where the audience is on the edge of their seats, and the sections where they?re bored out of their brains.

While you might want to get cash coming in straight away, trust me, you want to know that you?re delivering a stellar presentation before you insist on being paid.?Once you?re confident, then start targeting events and conferences that pay speakers.

If you can get someone to video you in action, put together a ?showreel? and embed this video on your blog so you can showcase your talents.

5. Find a speakers? agency and presentation coach

If you want to get serious about this speaking caper, I suggest two things.

Register with a speakers? agency

A professional agency?(which obviously takes a commission from your speaking fee)?may already have established relationships with conference and event organisers, which is great if you don?t have any. But it depends on what industry you?re in and what you are speaking about.?I?ve actually secured more paid gigs through my blog than through my agency.

Invest in a presentations coach

I thought I was a decent speaker?and then I invested in a presentations coach. She transformed the experience for me. Learning tips and tricks from a professional speaking coach helped me eliminate nerves, cut down my preparation time and gave me the tools I needed to really engage my audiences. I can?t recommend this enough.

Start talking!

Speaking on stage is not everyone?s cup of tea. But if you want to get paid to talk about what you love?or just want to channel Jon Bon Jovi?your blog might help you do just that.

Have you landed any speaking gigs through your blog? Tell us how?and how it went?in the comments.

UK PM urges Israel to give Iran sanctions time

Ben Stansall / Pool via EPA

British Prime Minister David Cameron pushed Israel to give sanctions against Iran time to work, during a speech to a U.K. Jewish charity on Monday evening.

By NBC News' Rachel Elbaum and wire reports

LONDON - British Prime Minister David Cameron urged Israel on Monday evening not to strike Iran in the immediate future, citing growing evidence that sanctions are having an effect on Iran?s economy.

?I have said to Prime Minister [Benjamin] Netanyahu that now is not the time for Israel to resort to military action,? the prime minister said in a speech to a U.K. Jewish charity. ?Beyond the unpredictable dangers inherent in any conflict the other reason is this: At the very moment when the Iranian regime faces unprecedented pressure and the people are on the streets, and when Iran?s only real ally in Syria is losing its grip on power, a foreign military strike is exactly the chance the regime would look for to unite its people against a foreign military.?

Speculation has grown over the past months that Israel will attack Iran to derail its nuclear program. Last month, in a speech to the United Nations General Assembly, Netanyahu urged the world to draw a red line ?before Iran completes the second stage of nuclear enrichment to make a bomb.?

Iran maintains that its nuclear project has only peaceful energy purposes and has refused in three rounds of talks since April to scale back its uranium enrichment activity unless major economic sanctions are rescinded.?

Despite Cameron?s insistence that sanctions be given more time to work, he still left open the possibility of a military strike,?saying that under no circumstances would Britain tolerate a nuclear armed Iran.

Israeli Prime Minister Spokesman Mark Regev joins MSNBC to discuss Benjamin Netanyahu's recent address to the U.N. General Assembly.

?In the long term, if Iran makes the wrong choice, nothing -- and I mean nothing -- is off the table,? he said. ?A nuclear armed Iran is a threat to Israel and a threat to the world, and this country will work unwaveringly to prevent that from happening.?

Western intelligence sees 'small signs of wavering' on Iran nuclear policy

China pushes new talks
Cameron?s remarks came on the same day that the European Union intensified sanctions on Iran. In addition to the current bans on oil and gas, all transactions between European and Iranian banks will now be prohibited, unless they have been explicitly authorized by national authorities. Natural gas imports will also be banned, along with a host of other related restrictions.

The new sanctions mark one of the EU's toughest moves against Iran to date and a significant change of policy for the 27-member bloc, which has hitherto focused largely on targeting specific people and companies with economic restrictions.?

Iran says ready 'to offer an exchange' on nuke issue

The EU has lagged the United States in imposing blanket industry bans because it says it is concerned not to punish ordinary Iranian citizens while inflicting pain on the Tehran government.

The Iranian economy is in free fall, with its currency, the rial hitting a record low. NBC's Ali Arouzi reports.

Israel applauded the toughened sanctions, calling them an ?important step,? according to the Jerusalem Post.?China however, spoke out against the move and criticized the new sanctions, calling again for talks to resolve the stand-off. China is Iran's largest crude oil customer and, along with Russia, has resisted putting sanctions on Tehran.

"We oppose the imposition of unilateral sanctions on Iran and believe that using sanctions to exert pressure cannot fundamentally resolve the Iran nuclear issue," Chinese Foreign Ministry spokesman Hong Lei said in a daily news briefing.

"It can only make the situation more complex and intensify confrontation... We hope that all relevant parties can show flexibility, increase communication and push for a new round of talks as soon as possible."

Springsteen presents charity honor to Van Zandt

NEW YORK (AP) ? The night busted open in New York City as Bruce Springsteen and other Rock and Roll Hall of Famers helped Steven Van Zandt celebrate his Big Man of the Year award.

Darlene Love, Elvis Costello and Dion were among the performers Tuesday night at a rollicking benefit for Little Kids Rock, an initiative that rescues music education amid public school budget cuts.

Springsteen had some fun while presenting the award ? gleefully detailing their roommate days and Van Zandt's lack of housekeeping skills.

"What a liar," Van Zandt retorted with a grin.

Amid the musical blowout, Van Zandt and the other stars discussed the arts' role in fueling young minds and shaping character ? tasks accomplished through the thousands of musical instruments and the lessons made possible by Little Kids Rock.

Costello, before going onstage, waxed eloquently on the "mundane and magical" aspects of music, and its transformative effects. E Street drummer Max Weinberg reminisced about his high school marching band.

Van Zandt said in an interview with The Associated Press before the show that children might see a musical career as glamorous and fun ? "and it is."

But it also "requires a lot of work, just like any other craft. ... You need discipline and you need willpower and focus. And ... a lot of hours put into it," he said.

So people might be surprised to know that Van Zandt, while concentrating on a multitude of parallel careers, can go three years without playing a guitar, and then pick it up again in a week or two.

"When you've been playing so long, you don't really forget how to play," he said.

"Well, that's not a good example for the kids, though," he conceded, laughing. "That's just me. ... 'You kids: Don't do what I do ? do what I say.'"

In the fledgling days of their 47-year friendship, Springsteen said, "we'd spend our afternoons in the Village, sitting in front of a guitar player, watching every move of his hands, then go back to the basement of Steve's house and try to get our guitars to make that sound" ? sometimes resulting in a "screeching, horrific noise."

"But to have somebody to make that noise with ... when you really needed to be understood ? that was something; that was something."

The charity named the award for E Street Band saxophonist Clarence Clemons in 2009, two years before he died. It was "very close to Clarence's heart," Springsteen said.

Clemons' nephew, Jake, who now tours with E Street, lent heartfelt sax accompaniment to Little Kids Rock musicians from Franklin L. Williams Middle School in Jersey City, N.J.

Singer-guitarist Tom Morello, serving a blistering homage to Van Zandt's old anti-apartheid song, "Sun City," told the crowd how it helped stoke his own activism as a student at Harvard University.

Some bad-boy appeal came when rocker Jesse Malin climbed onto a table of people dining near the stage, singing as he traipsed in sneakers amid stemware on the tablecloth.

Springsteen sang a duet with Little Steven on the rousing Van Zandt song, "Until the Good is Gone."

Then another pride of Jersey, Southside Johnny, made it a trio for the nostalgic "It's Been a Long Time."

All the performers packed the stage for the aptly chosen finale, "I Don't Want to Go Home."

Besides working with Springsteen and E Street, and camping it up in mobster roles ? his most recent on the Netflix show "Lilyhammer" ? Van Zandt is a record and television producer, radio host, songwriter and arranger, and oversees two satellite channels.

The self-educated music historian is also chairman of the Rock and Roll Forever Foundation, which is developing curriculum for schools. Not bad for a guy who endured his own school days as a self-described "freak," ''misfit" and "outcast."

"That was particular to my generation," he said. Now, being a musician is "acceptable. ... But it wasn't so respectable in the 60s."

In the long run, though, Van Zandt said music saved his life ? and he wants to return the favor. "It's why I support Little Kids Rock."

How should Grandma invest her legacy? - The Help Desk - Personal ...

My mom wants to invest $60,000 for her grandkids, ages 4 to 11, to get at age 25. How should she do it??? Jill

Her simplest investment option is to put the $60,000 in a low-cost balanced fund (such as one from the MONEY 70). Then she should insert a bequest in her will identifying the grandkids as equal beneficiaries of the fund, says New York estate-planning attorney Lynne Stebbins. Specify that if the kids are under 25 when she dies, the money should be held in a testamentary trust until they reach that age. The cost of getting an estate-planning attorney to do this: $500 to $1,000.

A cheaper setup, if your mom is willing to let the kids have the money sooner, is for her to open an UTMA (Uniform Transfer to Minors Act) account for each; they'll get the money at age 18 (in 10 states) or 21.

Obama?s Last-Minute Bet

154029011 President Obama has to hope voters are feeling the effects of an economic recovery

Is President Obama running on the economy rather than running away from it? For months, the Obama campaign never let more than a second elapse between a boast about the economy?s progress and a declaration that they understood more work needed to be done. They didn?t want anyone to think for a moment that they didn?t know people were still hurting. The president and his team didn?t want to look out of touch. They knew that no matter what the numbers might say, people were not feeling better.

Now though, it appears there may be a subtle shift. With just three weeks before Election Day, the Obama campaign is making a bet that people are feeling better about the economy. In a new Obama ad released Monday, voters talk about the improved economy?a plant that added another shift, a store parking lot filled with customers. At the end, a guy with a buzz cut says, "Stick with this guy." Remember how much trouble the president got himself into for saying, ?The private sector is doing fine?? The Obama campaign still isn?t saying that. The economy is nothing to be boastful about. But Obama strategists are taking a gamble that people are optimistic enough about the future that they might not want to?blow it by changing presidents.

Heading into the second debate, President Obama must pay careful attention to Mitt Romney. He must fact-check him, point out the fuzzy math behind his bold claims, and paint him as a stealth conservative. He?s got to stop his gains with women voters. But the president?s primary goal is still selling himself. He needs to offer voters some reason to stay with him. For months the Obama campaign has been trying to disqualify Mitt Romney. It worked through the spring and summer. More people had an unfavorable than favorable view of the Republican nominee. Now that ground has been lost. Voters have essentially the same slightly favorable view of both men. That puts Romney in a strong position with swing voters who supported Obama in 2008 but are ready to leave him. The Romney campaign has always been gunning for this group, knowing they could be swayed up until the end of the race. The president can?t just frighten those voters back into the fold; he?s got to make the case for why they should ?stick with this guy.?

?We?re on a roll,? says one Obama senior adviser, encapsulating the message. ?We?re in the middle of a huge recovery,? said Michelle Obama recently. It?s risky. The Obama team can?t spin people into thinking that the economy is getting better. At this late hour, people either feel it or they don?t. If the Obama campaign is making the wrong bet, the argument for four more years will fall on deaf ears. What gives the Obama team some encouragement is not only that the unemployment rate is below 8 percent but that polling suggests people are slightly more optimistic. A Washington Post poll today showed 42 percent say the country is on the right track. That's the highest percentage in three years. It?s hardly ?Happy Days Are Here Again.? But then again, George Bush was re-elected with the same level of tepid optimism.

In the first debate, Romney dunked on Obama repeatedly and the president didn?t do much to stop him. Obama didn?t play much offense either. The president doesn?t have an easily digestible five-point plan voters can look at to give them a peek at what the future will hold. But by arguing that the positions he took in the past are paying off, he can talk with passion about what he has accomplished, which solves one of his biggest problems from the first debate. When he talks about the fights he has already won, Obama has a chance to show voters that he?ll be that passionate in the future, too.

The town hall format will be unpredictable for both candidates. Both are trying to do two things: criticize their opponent while not appearing so aggressive that they turn off voters. That would be difficult in any debate?it?s one of the many things Romney did well in the first contest?but in this case both candidates will be trying to get the balance right in response to a question from a voter in the audience. The more the candidate talks about his opponent's flaws the more he can be accused of not answering the voter's question. It's one thing to ignore a moderator, but when it's a voter, who can be a stand-in for the electorate, it's more perilous?especially when that voter displays his or her displeasure for all of America to see.

Who has an advantage in the town hall setting? Neither candidate is particularly good at emoting in one-on-one conversations. Obama once made fun of Romney for responding to an Iowa woman?s worries about her personal economic situation by talking about productivity, but the president is no smooth talker either. He once responded to a voter?s question with a 2,500-word ramble that took 17 minutes.

The town hall format is not all peril though. Each candidate has a chance to use the voters to make their bigger case. Mitt Romney, for example, could pivot off a weak Obama answer by looking a voter in the eye and explaining how specifically he would offer a different approach. President Obama has an opportunity to make something of Romney?s lack of specificity by turning to a voter and (respectfully!) pointing out that Romney was trying to fool her.

Any time a woman asks a question, move to the edge of your seat. Romney campaign polling after the first debate showed that he helped himself with women by talking about bipartisanship and his record of working with Democrats in Massachusetts. A new Gallup poll of battleground states shows Romney pulling even with Obama among women. The Obama campaign argues that Gallup doesn?t measure likely voters properly. Could be. But Gallup would have to be really wrong for this finding not to be considered a bad sign with an important group Obama needs to do well with women in order to balance out Romney?s advantage with male voters. We?ll see what they really believe though when the president addresses issues that women care about or in how he frames economic questions. Female voters have been a constant preoccupation of the Obama campaign. In the first debate, Obama talked at length about his grandmother, herself an early working woman, to make the case for protecting Social Security and Medicare.

Both Obama and Romney have a history of doing well when they are in a tight spot. Romney showed it in Round One. Now Obama has his chance. His back is against the wall. If he doesn?t step up, he may be leaning against the exit door.

Watch the latest episode of Political Kombat, pitting Joe Biden against Paul Ryan:

Also in Slate, Kerry Howley writes that "' debate' is probably too elevated a word for what we'll be seeing tonight," and David Weigel revisits the 2008 town hall debate between Obama and John McCain. Here are reasons for both Barack Obama and Mitt Romney to be optimistic.

Check This Info Before Buying Commercial Property | Eric Chua - First

Industrial property and other commercial properties are going up on the market all the time, but this type of property does not get preferential listings like regular homes. Read on to learn the best ways to find commercial properties for sale or lease.

Find a trustworthy real estate firm by asking about how they make their profit. The representative?s answer should be open and honest and should make it clear whether or not the interests and principles of the firm are in line with yours. Understand that there is still a profitable business to be ran behind the curtains, but a good firm will find an agreeable median between their financial needs and your real estate demands.

Be sure to first find the right financing. There are major differences between commercial and residential loans. Depending on how you view the situation, they are often better. Commercial loans require a larger down payment, but you can avoid personal liability if the deal goes bad, and banks are more relaxed about allowing you to borrow some of your down payment money from a friend or partner.

TIP! If you plan to rent out a commercial property, you should do all you can to make sure they stay occupied. If there is still open space, it will be incumbent upon you to pay for maintenance.

Once you have signed a new lease for a property, your next priority should be your rent strategy. The effectiveness of your strategy will have a significant impact on the success of your new investment. Know how to plan for the rent you wish to charge before talking to a prospective tenant. In this way, you will be able to attain the targets and the benchmarks you have set for yourself based upon the performance of your investment.

When purchasing commercial real estate, try to look at opportunities that allow you to buy bigger. It?s not more work managing more units than less units, but each unit can cost less if you buy a property with more.

Commercial real estate involves more complex and longer transactions than buying a home. You should understand that although this is a huge undertaking, when all is said and done you will receive a big return on the investment.

TIP! Real estate deals must include inspections, so check the credentials of the inspector. This is true when working with pest or insect removal, since many people who are non-accredited work in these fields.

Check out where the utility hook-ups are on any commercial property. Your business has utility needs of its own, but you will also need water, electric, sewer and maybe even gas.

Be clear about the square footage available. The usable square feet is the measurement of where business will take place in commercial real estate. Total square footage can also be used, however, this encompasses all space including unusable space and walls. In order to make the whole transaction much more clear, it is important to know both square footage totals.

TIP! When purchasing commercial real estate, you need to have a tight relationship with private lenders and investors. As an example, many commercial properties are often sold before they are listed on the market, so the more people you know, the more access you have to great deals.

When buying rental properties, avoid the difficulties involved with smaller properties. Experienced investors advise buying complexes with over 10 units. However, each opportunity and property is unique, and you should allow your investigation of a specific property to influence your decision.

You need to do this so that all terms match the pro forma, and also the rent roll. The pro forma shows the minimum requirements of the lease, while the rent roll shows the total amount of rent collected from each tenant.

Watch out for very motivated sellers. Sometimes you will find sellers who are willing and able to sell well below the market value. Unless you find a deal in real estate, nothing is going to happen, and close on the heels of that deal you?ll usually find a motivated seller.

TIP! Make sure that you explicitly welcome both local and non-local buyers when you sell a piece of commercial property. Many make a mistake in assuming that the only people who want to buy their commercial real estate property are those who are local buyers.

Determine your business goals before you start your hunt for commercial property. Write down the things you like about the property, important features are office numbers, how many conference rooms, restrooms, and how big it is.

Think big when you think about commercial real estate investments. If you are considering buying a five-unit building, remember that managing 50 units is just as easy as handling five. A small building requires the same paperwork and financing as a larger building, and larger buildings end up costing less per unit.

Be aware that there could be drastic inflation in the time after you invest in commercial real estate. Many leases used to include clauses to protect investors from inflation that would adjust the lease according to the CPI (Consumer Price Index). This generally doesn?t happen anymore, so unusually high inflation could cause unexpected losses.

TIP! If you plan to finance your next commercial real estate purchase, you should first ensure that you can provide detailed financial statements for prospective lenders. Not having your own financial statements in order will make a poor impression on the bank, possibly making them turn down your loan application.

There are many thing that need to be taken into consideration when purchasing a piece of commercial property, location is just the beginning. Information can help you find

Brad Pitt jokes: 'I'm a drug addict' at screening

Alberto Pizzoli / AFP - Getty Images

By Us Weekly

Brad Pitt still hasn't said very much about his wedding plans with Angelina Jolie. One subject he opened up about a bit more on Friday? Drugs.

"I'm Brad Pitt and I'm a drug addict," the "Killing Them Softly" star, 48, joked, laughing, at Friday's "The House We Live In" screening in Los Angeles, where he introduced filmmaker Eugene Jarecki, whose new documentary investigates the drug epidemic in the U.S.

PHOTOS: Celebrity pot smokers

"No, my drug days have long since passed," clarified the engaged father of six. Pitt (who announced his engagement to Jolie, 37, this past spring) has been frank about his marijuana use in the past. In a controversial Parade interview from September 2011, Pitt said the earlier phase of his superstardom (including his marriage to Jennifer Aniston) left him depressed -- and smoking pot. "I started to get sick of myself sitting on a couch, holding a joint, hiding out." Pitt told Parade.

PHOTOS: Angie and Brad's romance

Slamming efforts to squash the illegal drug trade in the U.S. the star said at Friday's event: "It's certainly true that I could probably land in any city, in any state, and get you whatever you wanted. I could find anything you're looking for, give me 24 hours or so. And yet we still support this, I have to say, this charade called the drug war."

The actor-humanitarian continued of the "drug war": "We've spent a trillion dollars, it's lasted, it's gone on, for over 40 years -- a lot of people have lost their lives for it. And we still talk about it like it's a success. And yet it's a flawed, a backwards system/strategy that actually perpetuates itself."

Pitt's love Jolie and their children were last spotted in the South of France (near the brood's Chateau Miraval) in September. No definitely word yet on when Jolie and Pitt tie the knot.

kidsvideogame 300x248 Our Boys Dont Play Video Games. Are We Weird? My son has made best friends with our backyard neighbors. We?re constantly tossing the boys back and forth over the fence. This weekend we discovered a secret about our backyard neighbors ? they have a video game console.

Like many parents of this generation, I grew up with a gaming console at home. The ever awesome?Intellivision. But that was it for console gaming in my life, a 5 year span in the mid-80s. I owned a PS2 for a month before tossing it after I spent an entire 48 hour period in my living room playing Metal Gear Solid.

So playing a little Wii Tennis at his buddy?s place was my son?s first introduction to console gaming. I had thought I would get a gaming system when the youngest was closer to 5 (he?s now 3), but I?m starting to wonder ? are we weird for not having a video game system?

All is not lost for my sons. ?We have 2 iPads and my old iPhone 3 has become their de facto iPod Touch. So they can game all they want, but it?s not the big intense, and immersive console gaming.

My boys play mostly cartoon games, Angry Birds, Bad Piggies, do puzzles, math and reading games on iOS. ?There are no first person shooters, there are no war games, there is nothing involving weapons. ?Good luck trying to find a console system that avoids that genre. ?I?m trying to raise my kids with an understanding that guns are not toys, so tossing them in the basement with Halo 3 for an afternoon would defeat the purpose.

I always thought a gaming console would be something we would get when both our boys were into grade school, but my wife has said ?No!???Still, we don?t have a problem with him hopping the fence on a rainy day to go and play in his friend?s basement.

What kind of counter-culture hippies are we?! We don?t take our boys to McDonalds, we don?t have tv screens in our SUV, I will never take them to Church, and they don?t play video games.

Am I ?depriving? my kids of a piece of youth culture by not having a console gaming system?

U.S. says Palestinian status bid jeopardizes peace process

UNITED NATIONS (Reuters) - A Palestinian bid to upgrade its U.N. status to a sovereign country would jeopardize the peace process with Israel and make it difficult to get the two sides to return to talks on a two-state solution, the United States said on Monday.

Having failed last year to win recognition of full statehood at the United Nations, Palestinian President Mahmoud Abbas said last month he would seek a less-ambitious status upgrade at the world body to make it a "non-member state" like the Vatican.

The president of the 193-member U.N. General Assembly, Vuk Jeremic, has said the issue will likely be debated in mid-November, after the U.S. election. Washington argues a Palestinian state can only be created through direct talks.

"Unilateral actions, including initiatives to grant Palestinians non-member state observer status at the United Nations, would only jeopardize the peace process and complicate efforts to return the parties to direct negotiations," the U.S. ambassador to the United Nations, Susan Rice, told the U.N. Security Council during a debate on the Middle East situation.

There have been no direct Palestinian talks with Israel on peace since 2010, when the Palestinians refused to resume negotiations unless the Israeli government suspended settlement building in occupied West Bank and East Jerusalem.

"Any efforts to use international fora to prejudge final status issues that can only be resolved directly by the parties will neither improve the daily lives of Palestinians nor foster the trust essential to make progress towards a two state solution," Rice said.

The Palestinians' current U.N. status is an "observer entity." If Abbas wins, that would change to "observer state."

JOINING INTERNATIONAL BODIES

Being registered as a state rather than an entity would mean the Palestinians could join bodies such as the International Criminal Court and file complaints against Israel for its continued occupation of land it seized in the 1967 war.

Russia's U.N. Ambassador Vitaly Churkin voiced support for the Palestinian drive.

"We believe that the initiative to gain broad international recognition for Palestinian statehood ... complements efforts to achieve a negotiated solution to the conflict with Israel rather than serve as an alternative," Churkin told the Security Council.

"In no case should they be used by Israel to tighten the screws in the occupied territories or exert any other pressure on the Palestinian authority," he said.

The Palestinians won admission to the United Nations Educational, Scientific and Cultural Organization in October last year, a move that prompted the United States to cut off funding to the U.N. agency.

A 1990s U.S. law prohibits U.S. funding to any U.N. organization that grants full membership to any group that does not have "internationally recognized attributes" of statehood.

The law could also prohibit American funding for any other U.N. organization that grants Palestinians full membership status, such as the International Atomic Energy Agency, which among other things monitors Iran's nuclear program.

U.N. Secretary-General Ban Ki-moon said last month that the two-state solution was the only sustainable option for peace. But he said the continued growth of Israeli settlements meant that "the door may be closing, for good."

The so-called two-state solution involves the creation of a state of Palestine to exist peacefully alongside Israel.
